Site selection for investors: how plot matching works
Site Selection in Business Builder Map asks an investor four questions, checks every available plot against the answers, and returns a short list with the reasons behind each score. Nothing is ranked until the investor has answered and confirmed.
The four questions
- What are you building? Logistics, manufacturing, data centre, food processing, renewable energy, or offices and services. The activity decides which zoning and which connections matter most.
- How much land do you need? Under 3 ha, 3 to 6 ha, 6 to 10 ha, or more than 10 ha.
- What must the site have? Optional must-haves such as rail within 2 km, 10 MW or more of power, highway within 1 km, a serviced plot, or a location outside the flood zone. Plots without a must-have are left out completely.
- When do you want to start? Now, in 6 to 12 months, or later. Plots that still need servicing lose points if the investor wants to start now.
Before anything is calculated, the investor sees a summary of the answers and can edit any of them.
How each plot is scored
Every available plot that passes the must-haves gets a score out of 100, built from four parts:
- Size fit (30%): how close the plot is to the land the investor needs.
- Zoning fit (25%): whether the zoning suits the activity.
- Infrastructure (25%): power and water capacity, weighted by what the activity uses.
- Access (20%): distance to rail, highway and airport, weighted by what the activity depends on.
The weights are shown to the investor, and each organisation can set its own when the platform is deployed.
Why the reasons matter
A score alone does not build trust. Each result lists the reasons tied to the investor's answers, for example "4.5 ha, within what you need", "logistics zoning suits your activity", "rail siding 0.3 km away" or "needs servicing first, so a start now is unlikely". The investor sees what helped and what hurt each plot, and can change one answer to see a different list.
The results also say how many plots were left out by the must-haves, so the investor knows the list is complete and not a sales pick.
What happens after the shortlist
- Show the plots on the Investment Map, open each plot card, or view it in 3D.
- Add the best plots to a shortlist and send it as one structured enquiry.
- Check the business case with the investor tools: ROI, setup cost, incentives and timeline.
- Book a plot online.
Questions
Can the investor skip the questions and see the best plots?
No. Results appear only after the investor has answered and confirmed, so every match is explained by what they said they need.
Can we change the scoring?
Yes. The activities, size ranges, must-haves and weights are configured for each deployment to match your land offer and target sectors.
Does Site Selection replace a site visit?
No. It shortens the path to the right plots, so the visit and the first meeting focus on two or three serious options.
